Our Services
-
We deliver fully coordinated design and specification services across all project stages, from early concept and feasibility through to detailed design, construction support, and handover. Our work brings together architectural intent, building fabric, spatial planning, services, compliance, and operational performance to create clear, integrated, and buildable solutions.
Our in-house expertise spans mechanical, electrical, public health, energy, controls, and specialist systems, supported by careful coordination of layout, materials, access, fire strategy, and user requirements. This integrated approach enables us to manage complex interfaces effectively and produce specifications that are clear, robust, and procurement-ready.
Throughout the design process, we prioritise clarity, buildability, and long-term value. Solutions are tailored to their context, whether within live environments, heritage settings, or constrained sites, and aligned with the wider project strategy. Our specifications are developed to ensure efficient delivery, effective commissioning, and reliable operation over the full life of the asset.
-
Our feasibility studies provide clarity before commitment, helping clients understand what is possible, appropriate, and deliverable before time, cost, or risk is locked in. We go beyond high-level appraisal, undertaking structured option testing that considers technical constraints, operational requirements, risk, cost, programme, compliance, and long-term value.
Each feasibility study is tailored to the specific context of the project. We assess site conditions, building fabric, services infrastructure, planning and regulatory considerations, stakeholder requirements, and funding readiness to build a complete picture of opportunity and constraint. Options are tested comparatively, with clear articulation of benefits, risks, costs, and implications, enabling informed, defensible decision-making.
Crucially, our feasibility work is delivery-led. Recommendations are grounded in real-world buildability and operational practicality, structured to inform business cases, funding applications, and onward RIBA Stages 2–3 development. Whether supporting refurbishment, retrofit, new-build, decarbonisation, or heritage projects, our feasibility studies give clients confidence to proceed with a clear, evidence-based direction.
-
Providing strategic project consultation at any stage of the lifecycle, we help clients clarify direction, resolve uncertainty, and navigate complexity. This may include option reviews, peer challenge, independent advice, or early-stage strategic input.
-
Providing support with the preparation and submission of funding applications, including PSDS, National Lottery Heritage Fund, local authority grants, and other funding streams. Our work aligns technical evidence, cost modelling, and narrative to meet funder requirements and maximise the likelihood of success.
-
By preparing clear, compliant, and competitive tender documentation, we support procurement and framework submissions. This includes scope definition, technical responses, evaluation support, and quality narratives that demonstrate capability, experience, and value.
-
We provide planning support and advisory services to help clients navigate complex approval processes with confidence. Our role includes early-stage planning risk assessment, consent strategy development, and coordination with planning authorities, statutory consultees, and stakeholders. By engaging with planning considerations from the outset, we help shape proposals that are proportionate, policy-aligned, and more likely to secure approval.
Our experience spans sensitive contexts including heritage assets, live public-sector estates, and retrofit environments, where planning, listed building consent, and wider regulatory requirements must be carefully balanced. We work closely with project teams to integrate planning requirements into feasibility, design, and delivery, reducing risk, avoiding delay, and ensuring proposals can progress smoothly from strategy through to implementation.
-
We assist clients in developing robust business cases and financial appraisals, including lifecycle costing, cost–benefit analysis, and investment justification. This ensures proposals are economically sound and ready for approval or funding.
-
Our comprehensive surveying and condition assessment services establish a clear, reliable evidence base for decision-making across the built estate. Our surveys are designed to inform feasibility, investment planning, compliance, and future intervention, providing clients with clarity on asset condition, performance, and risk.
Our capability spans fabric and structural condition surveys, mechanical, electrical, and public health systems assessments, and specialist asset reviews, including lift and vertical transportation surveys. Each assessment considers system age, condition, compliance, operational performance, remaining life expectancy, and maintenance implications, enabling informed prioritisation and forward planning.
Survey outputs are structured to support real-world use ,translating technical findings into clear recommendations, risk registers, and investment priorities. Whether informing business cases, refurbishment strategies, decarbonisation planning, or long-term maintenance programmes, our surveying approach provides clients with confidence that decisions are grounded in accurate, coordinated, and practical insight.

We provide independent, evidence-led energy and decarbonisation consultancy to help clients understand performance, reduce carbon, and plan credible pathways toward Net Zero. Our work goes beyond headline targets, focusing on how buildings actually operate, ensuring strategies are technically robust, proportionate, and deliverable in practice.
We assess energy use, building fabric, and building services systems to establish accurate baselines before testing a range of decarbonisation options. These may include fabric-first measures, system optimisation, control strategies, low-carbon heating solutions, and phased electrification. Each pathway is evaluated against carbon impact, cost, operational practicality, asset life, and risk, allowing informed comparison and prioritisation.
Critically, our approach recognises that no two buildings are the same. We tailor decarbonisation strategies to suit live environments, heritage assets, complex estates, and intermittently occupied spaces, balancing carbon reduction with comfort, resilience, compliance, and long-term stewardship. Outputs are structured to support business cases, funding applications, and onward design and delivery, giving clients confidence that Net Zero ambitions can translate into real, measurable change on the ground.
-
Acting as a trusted client-side representative, we provide independent advice, continuity, and governance throughout the project lifecycle. Our Client’s Representative services focus on safeguarding client’s interests, maintaining strategic alignment, managing risk, and supporting informed decision-making across consultants, contractors, and stakeholders.
